Victorian Terrace, Reading

Positive Property were commissioned to project manage and design an en-suite bathroom in a Victorian Terrace in Reading. 

With no waste services on the first floor, plumbers and builders were consulted on the best, most cost effective way to create the bathroom for the client.  Linda organised the builders to install a stud wall and suitable bedroom storage for the client.  Plumbers were commissioned to install the bathroom suite and electricians to undertake the moving and installation of associated electrics.  Linda's preferred decorator papered a feature wall and painted the remaining walls and newly installed cupboards. Finally a carpet fitter fitted the chosen carpet to tie in with the remaining carpet in the property and then the finishing accessories were installed and positioned. 

2 Bed House, Thatcham

We were asked by a local landlord to increase the rental value and to enhance the features of the property to enable easy letting. Improvement Budget £500. Required rental increase £50 per month.

The house benefited greatly from the re-decoration of the entrance hall, lounge/diner, bedrooms and bathroom. They were painted in Ivory emulsion. The front door was sanded and repainted in white to match the window frames and surrounding properties.

The garden had borders re-dug in on the perimeter fence creating a focal point for the garden. The patio was pressure washed and swept.

The cost of these improvements was £489. On completion of the project the property was let in 4 days with the rental income increased by £95 per month.

Large rural property, Bucklebury

To increase the value of the house and to define space both enhancing the features of the property and ensuring a profitable sale. Improvement Budget £4000.

The improvements for this project totalled £3970 including new flooring in some rooms and re-decoration of the entrance hall, dining room and lounge. On completion of this staging project the property was re-valued by the same agent who valued it initially. He suggested the property value had increased by £35,000.

This home staging project took 2 weeks to complete and the property was updated and improved considerably and therefore made it more appealing. The target market was increased by neutralising the house for prospective purchasers to be able to move straight in.
